So when dealing with an issue, really your first port of call should be our checklists.
Probably the most important checklists are the first three, which deal with getting the property ready, choosing tenants and setting up the tenancy.
This new checklists looks at what you need to do during the tenancy.
Probably one of the most important things is to leave the tenants largely alone! However you should not leave them totally alone, as you need to carry out regular inspections.
We discuss this in the checklist, and also look at some of the other things you need to do during a tenancy, such as getting a new gas safety certificate once a year.
We also consider the problems that can arise during a tenancy, such as non payment of rent, and link out to various places where you can get help.
I am now working on the fifth checklist which will be on the things you need to do at renewal which will be going live hopefully in the next few weeks.
