Possession Proceedings Instruction Form – Woodstock Legal Services

Woodstock Legal ServicesThis is a special fixed fee service for standard eviction proceedings with Woodstock Property Law.  It is suitable for properties in both England and Wales.

Woodstock have kindly agreed to give a discount of £30 to all Landlord Law members who instruct them via this form – the discount to be applied to the first invoice.

Woodstock’s standard fees are as follows – all fees quoted are inclusive of VAT and expenses including Court Fees:

Initial fees & notices:

  • Initial review fee £420
  • Initial communication letter £144
  • Drafting and serving of notice £216 each notice
  • Letter to guarantor £72 each

Court claim fees:

  • Accelerated procedure £1904
  • Standard procedure £1946

Enforcement Fees:

  • Instructing bailiffs £568
  • NB Enforcement via High Court Enforcement Officers is also available, fees available on enquiry.

Note however, that these fees are for standard claims only

For example, an AST where you seek possession for rent arrears or under section 21, where the deposit is properly protected inside the correct time period, where you have had all appropriate property licences, and there is no complaint of disrepair by the tenant or local authority

If your case is not standard the fees may be higher – but the solicitors will notify you in advance if this is the case and give you a quotation.  If you do not want to accept the quotation, then they will take no further action on your case.

Payment of all fees will be direct to Woodstock Property Law and not to Landlord Law and your contract will be with Woodstock Property Law and subject to their terms and conditions (which they will tell you about before any action is taken on your behalf).

    If the tenant DID live in another property before moving into the current property, the solicitors will need to have details of this.
    You will need to be able to provide copies of the relevant deposit paperwork (if you took a deposit) to the solicitors in due course
  • If you don't know the Local Authority or Council for your property you can find this out here
    If the tenant is in arrears please have ready full details of the rent arrears due. Ideally you should provide the solicitors with a schedule of arrears. You will find our self calculating forms here.
    The solicitors will need to be provided with copies of all notices served. They will also need to know, for each notice, the date it was served, who it was served on and how it was served.
    If proceedings have already started, note that the fixed fees given above may not apply.
