On 1 December 2022 the Renting Homes (Wales) Act 2016 came into force.  As you can see from the date of the act, this has been a long time coming!

It has created a massive split between English and Welsh Law.

All our content on the new Welsh law, and any other Wales-only items, can be found linked from this page.  So if your property is in Wales, this is the place to come.   If you find anything we have missed, let us know either in the green button messenger or on the forum and we look to add it for you.

We are dividing the content into the same ‘topics’ as we have done for the main site, with an extra section on terminology.  As follows:

The new housing legislation has now come into force in Wales with effect from 1 December 2022.

Terminology & Government Documents

The Welsh legislation applies to both tenancies and licenses and so we need to use different terminology – as follows:

    Welsh v. English terminology

    • Occupation contract: tenancy or license
    • Written statement (of occupation contract); Tenancy or license agreement
    • Dwelling (sometimes referred to as ‘home’): the property being let 
    • Contract holder: tenant or licensee
    • Occupation date: the date the contract starts
    • Term: clause or section in the written statement
    • Converted contract – a contract which existed prior to 1 December 2022 as a tenancy or license
    • Substitute contract – where a new contract has been signed for a converted contract.
