New content dealing with the dangers of exploding e-bike and e-scooter batteries

e-bikeE-bikes and e-scooters may be good for the environment but they can also be very dangerous if not properly used and cause serious fires.

After drafting and writing a detailed blog post on my Landlord Law Blog I decided that I needed to have some content on this here on Landlord Law to protect members.

Amending the tenancy agreements

The first thing was to draft a clause prohibiting tenants from keeping e-bikes and e-scooters (or charging batteries) on the premises without your permission in writing. 

This has now been added to all our tenancy agreements (both English and Welsh).

The changes have been recorded on the English and Welsh tenancy/occupation contract changelog pages.

There is also a letter on the Landlords Letters page which you can use when granting permission (which you will probably have to do in most cases) which sets out the safety rules tenants should follow.

Other help for members

  • Those not using the Landlord Law tenancy agreements can put safety rules in their House Rules and I have put some suggested rules on the House Rules guidance page (its at the bottom of the page).
  • There is also a FAQ here.

Fire brigades are reporting that fires caused by e-bike and e-scooter batteries are on the increase and they can cause serious injury or even death!  Not something you want to happen on your property.

If you are renewing your tenancy, this might be a reason to give a new tenancy agreement rather than use the renewal form.

We have also amended the clause on service of notices to provide for deemed service where service is by post.
