The Landlord Property Audit Kit

Property Audit Kit Uncropped

You try to be a good landlord and comply with all the rules and regs.

But are you really?

Do you have an uneasy feeling that you may have missed something?

What about:

Protecting your property against fraud

Is there anything else you should do?

Do you need to be licensed?

How can you check this?

If you use agents

Are they doing a proper job for you?

The other services you use

Are they right for you?

Are you at risk of fines and prosecutions?

What do you need to do to protect your position?

Sometimes you just need to sit down and review what you are doing and consider whether you need to make changes.

But what things do you need to review?

If only you had a plan!

Developing a solution:

I’m Tessa Shepperson, a specialist landlord & tenant lawyer.  For many years I ran my own solicitors firm and now I provide training and information services to landlords and letting agents.

Things are tough for landlords right now what with increased mortgage payments due to interest rate rises and the increase in rules and regulations that you need to comply with.

Many landlords are worried about compliance and indeed wondering whether they should carry on at all or sell up.

To make an informed decision about this and plan for the year ahead, you need to carry out a thorough review.  At least once a year.

So I had the idea of creating an ‘audit kit’.  A kit which landlords could use to ‘stock take’ once a year and use to develop a plan of action for the year to come.

It took a while, but the kit is now done and includes:

  • A list of things you need to consider, with
  • Explanations of the law and
  • Links to places where you can learn more, and
  • A printable checklist for you to have by your side and complete as you do your review
Tessa Shepperson

Doing my guided audit will:

Help you pick up problems you were not aware you had - and resolve them

Analyse your current services to ensure you are getting value for money

Give you peace of mind

After doing the audit you will come away with a list of things you need to do and a plan for the future.

But why not take a look and see for yourself!

The link will open in a new tab or window.

What the kit contains

Here is an outline of the main content:

Module 1

This lists essential things all landlords should consider and explains why.

For example

  • Is your property protected against fraud?
NB Take a look at this section here.
  • The special rules for Welsh landlords
  • The Data Protection rules – and what you need to do to comply
  • The extra rules which apply if you own your property through a limited company

    Module 2

This is just for landlords who use a letting agent and will help  you

    • Check whether they are complying with agent regulations, and
    • Whether they are providing you with a satisfactory service

      Module 3

This considers the property condition and looks at things such as

      • Property inspections – are you doing enough?
      • Safety checks and inspections – are you complying with the law?
      • Tricky issues such as pets and damp and mould problems, and
      • Improving your property carbon footprint

        Module 4

This guides you through the review process for

        • Your documents
        • Your tenants
        • Financial issues, and
        • Your services

Ending with a conclusion section which sums up all you have done.

          The Audit Checklist

We also provide detailed checklists for you to print out and have by your side as you go though the Audit Kit.

Use this to keep a record of your conclusions and your decisions - it will help you plan for the future. The checklists are available in PDF and Word versions.
