Legal help, services and support for private residential landlords
Is there anything else you should do?
How can you check this?
Are they doing a proper job for you?
Are they right for you?
What do you need to do to protect your position?
Sometimes you just need to sit down and review what you are doing and consider whether you need to make changes.
But what things do you need to review? Â
I’m Tessa Shepperson, a specialist landlord & tenant lawyer. Â For many years I ran my own solicitors firm and now I provide training and information services to landlords and letting agents.
Things are tough for landlords right now what with increased mortgage payments due to interest rate rises and the increase in rules and regulations that you need to comply with.
Many landlords are worried about compliance and indeed wondering whether they should carry on at all or sell up.
To make an informed decision about this and plan for the year ahead, you need to carry out a thorough review. At least once a year.
So I had the idea of creating an ‘audit kit’. A kit which landlords could use to ‘stock take’ once a year and use to develop a plan of action for the year to come.
It took a while, but the kit is now done and includes:

Ending with a conclusion section which sums up all you have done.
Use this to keep a record of your conclusions and your decisions - it will help you plan for the future. The checklists are available in PDF and Word versions.
All our content is hosted on a mobile responsive website, which allows you to read and study the kits easily, and watch the videos on most devices, including smart-phones and tablets.
The only parts of the kits which are best dealt with on a laptop or desktop computer are forms and PDF documents. However, the rest of the kit can easily be accessed and read, for example, on your smartphone while travelling or waiting in a queue.
If you find the kit is unsuitable for you in any way – all you need to do is email us requesting a cancellation not later than 30 days after purchase, giving your reason why.
We will then cancel your purchase (and your access) and refund your money within 14 days.
What if I can’t access the kit or if it does not work on my computer?
It should do, this is a standard WordPress website. Â However, if you have a problem check out our support section, and/or contact us. Â If the problems cannot be resolved, you can claim your money back under our guarantee.Â
I am based in  Wales, can I use the kit?
Yes the kit will be suitable for you. Â
I am based in Scotland, can I use the kit?
The kit is written for rented properties in England or Wales UK only. Â Scotland has a different legal system, as does Northern Ireland.Â
How long do I get access?
If you are using the kit as a Landlord Law member you get access for as long as you remain a member. However, if you purchase the kit you will then get ‘lifetime’ access. ‘Lifetime access’ means that you will be able to use the kit as long as this site is up and running (ie for the lifetime of this website).Â
I am a Landlord Law member – do I need the kit?
You do not need to purchase the kit as it is provided free of charge as part of your Landlord Law membership.
I use a letting agent – do I need the kit?
Yes! The kit includes a section which you can use to assess your agent’s performance.
Can I ask you questions about my particular issues?
The kit does not include any ‘one to one’ advice element. However, if you are a Landlord Law member, you will be able to ask questions via our members’ forum.
I prefer not to pay online – can I pay by BACS or cheque?
No. We only accept payment via our online system. However, you can elect to pay by either credit / debit card or pay pal.
