An amendment to the Landlord Law Renewal form

Contract termsOne of the most popular Landlord Law forms is our renewal form.  This is a form which you can use to grant your tenants a new fixed term at a new rent without having to give them an entire tenancy agreement.

However, previously you could only use the form if

  • You were happy for all the terms and conditions from your previous tenancy to be renewed as well, and
  • There was no change in the tenants, or 
  • The property let (ie you have not granted an extra area of garden or garage, and tenants of a room in a shared house are still in the same room).

The last two points remain the same.  If there is a change of tenants or a change to the property let – you must issue a new tenancy agreement.

However, I have now amended the form so that, if you wish, you can set out minor changes to your terms and conditions.

So this could be:

  • A reminder that one of our special forms, such as the pets form or the home business form, was signed and still applies
  • A slight change to the terms and conditions – for example, if you want to add or amend a rent review clause
  • If you want to mention that the deposit sum has changed (although the current deposit sum is set out in the form)

If you select that you wish to include amendments, you will see a special field where you can set these out.  They will then appear in the form under the heading ‘Amendments’.

If you don’t select the option to amend, then the form will remain the same as before.
