Saving money with Landlord Law

If you are not a people person

This can cause problems as managing property inevitably involves dealing with people – your tenants.

However, provided you are careful to always be:

  • Fair
  • Transparent in your dealings with them, and
  • Reasonable

It should all right.

You may want to try to limit your contact with the tenants though – particularly if you find them irritating or dislike them – in order to avoid upsetting them.  You do not want to antagonise them as hostile tenants are bad news.

However, landlords shouldn’t really have much contact with tenants anyway outside of the various inspections and checking visits that need to be done.

If you are worried that you may not be able to keep your temper with them, get someone else to do these.  This is what inventory clerking companies are FOR.  They can also do all your inspection visits or maybe come with you so you don’t have to talk to the tenants much.

Try to confine other communications to written communication such as emails or letters rather than personal visits or phone calls where you may find you have upset them by saying something tactless.  Written communications are often preferable anyway as you can

  • think carefully about what you are going to say, and
  • you will have a written record.

You should also keep a careful record of all meetings – whether or not they went well.  You can use the Landlord Law Diary Sheet (available via the documents page) for this.
