The tenancy will be an Assured Shorthold Tenancy.
Note: If, for a tenancy which first started after 27 February 1997, the landlord served a notice on the tenant saying that the tenancy is to be an assured tenancy, then it will not be an assured shorthold tenancy (and the tenant will have long-term security of tenure). However, this is most unusual in the private sector (although assured tenancies are the norm where the landlord is a social landlord).
