Is the occupation type one of the following?

• A holiday let
• A care institution
• A property let as a ‘temporary expedient’ to trespassers  – UNLESS you accept rent from them (so don’t do this)
• A business tenancy
• An agricultural tenancy
• A long lease with a term of more than 21 years
• Armed forces accommodation and
• Short-term accommodation provided by a registered charity

Answer:

These are all types of accommodation where the occupier will not have an occupation contract (save in some cases unless notice is given to the contrary – which is unlikely to happen).  As set out in Schedule 2 of the Renting Homes (Wales) Act 2016.

These are also types of accommodation which are not covered by the Landlord Law service.  So if you are a landlord of one of these you will need to seek help elsewhere.
