Which Tenancy Agreement?

Answer: AST – room in a shared house

Your tenant will have an assured shorthold tenancy of his own room, together with the shared use of the rest of the property. You need to use an AST agreement which reflects this. A ‘standard’ AST agreement for letting out a whole house or flat should not be used.

Note that with effect from 1 May 2026, when the Renters Rights Act 2025 comes into force, all assured shorthold tenancies will convert to assured periodic tenancies.  Find out more about the agreements provided by Landlord Law on the next page.
