Which Tenancy Agreement?
Answer: APT – room in a shared house
Your tenant will have an assured periodic tenancy of his own room, together with the shared use of the rest of the property. You need to use an APT agreement which reflects this. A ‘standard’ APT agreement for letting out a whole house or flat should not be used.

Note that with effect from 1 May 2026, when the Renters Rights Act 2025 came into force, new rules apply regarding tenancy agreements.
