Which Tenancy Agreement?

Answer: Standard Assured Periodic Tenancy

This is the most common situation, where a whole house or flat is let to one tenant, or several tenants sharing, where they all sign the same tenancy agreement. This will be a ‘normal’ APT.

Most of the tenancy agreements available in the shops will be suitable for you, provided they do not predate 1 May 2026.

Note that with effect from 1 May 2026, when the Renters Rights Act 2025 came into force, new rules apply regarding tenancy agreements.
