Which Tenancy Agreement?

If the landlord is the college or university with which the student is doing his or her course, or if the property is Purpose Built Student Accommodation within the meaning of section 32 of the Renters Rights Act 2025, then the tenancy will be a ‘common law’ or unregulated agreement.

Otherwise, it will be a ‘normal’ APT.  We have special versions of our standard APT which will be more suitable for student landlords.

However, the new regime introduced by the Renters Rights Act 2025 will be difficult for student landlords.  We have a series of articles on the Landlord Law Blog which explain the problems and make some suggestions.
