If the landlord is the college or university with which the student is doing his or her course, then the tenancy will be a ‘common law’ or unregulated agreement.

Otherwise, it will be a ‘normal’ AST.

Note that on 1 May 2026, when the Renters Rights Act comes into force, all ASTs will convert to assured periodic tenancies.
