The Bill has passed all stages in Parliament and has received the Royal Assent on 27 October. We are waiting to learn the commencement date (when the majority of the bill will come into force).
I have now started to update the Landlord Law site and give guidance to members.
There is a page of basic Landlord FAQ about the Act, which is available to non-members. Please let me know any additional questions you would like to see go here via the Green Button messenger
The English Checklists have been updated to warn of pending changes, as has The Audit Kit. Members should always refer to the checklists first when dealing with their rented properties.
The Renters’ Rights Act page has links to all the new and updated content which I have done in preparation for the Renters’ Rights Act commencement, so you can find it all on the same page. Note that some of the content linked from this page will not apply until the Act has come into force. This is also set out in the red message at the top of these content pages.
The old pages (eg FAQ, which have been duplicated) will have (Pre Renters Rights Act commencement) in the title. These pages will be deleted on commencement of the Act. I am still doing this and working my way through all the FAQ and articles.
I have done a new pre Renters Rights Act tenancy agreement, which should be used before the commencement of the act. A tenancy agreement compliant with the Act will be prepared once the government have released the regulations setting out the new prescribed clauses which must be included..

Landlord Law members’ training webinars on the Renters Rights Act –
Not a lot changed in the bill during its journey through Parliament so the information in these training videos is largely correct, apart from the right for landlrods to require tenants to pay for insurance as a condition of keeping a pet which has been withdrawn.
Renters’ Rights Bill Online Conference – this took place on 11 and 12 March 2025. Conference delegates can watch the recordings here. If you were not a delegate, the recordings can be purchased here.
