Legal help, services and support for private residential landlords
This page has information about the progress of the Renters’ Rights Act 2025 and the work we are doing to update Landlord Law. (Last updated 30/01/2026).
Our other Renters’ Rights Act information pages are linked from the menu here. Or (if you are viewing via Desktop) on your right.
The Government have published details of when the various parts of the legislation will come into force:
I am now going through the Landlord Law content and updating it. All our training webinars for the time being will be on the Renters Rights Act changes.
I am now going through the Landlord Law content and updating it.
There is a page of basic Landlord FAQ about the Act, which is available to non-members. Please let me know any additional questions you would like to see go here via the Green Button messenger
The English Checklists have been updated to warn of pending changes, as has The Audit Kit. Members should always refer to the checklists first when dealing with their rented properties.
The Renters’ Rights Act page has links to all the new and updated content which I have done in preparation for the Renters’ Rights Act commencement, so you can find it all on the same page.
Note that much of the content linked from this page will not apply until the Act has come into force. This is also set out in the red message at the top of these content pages.
The old pages (eg FAQ, which have been duplicated) will have (Pre Renters’ Rights Act commencement) in the title and a link to the new version once this is written. The old pages will be deleted on commencement of the Act. I am still working my way through all the FAQ, articles and other content.
I have done new pre Renters Rights Act tenancy agreements, which should be used before the commencement of the act. A tenancy agreement compliant with the Act will be available before 1 May (as it should not really be used before then).
I have done a new kit on Dealing with Local Authority Enforcement Kit which looks at the new Local Authority enforcement powers and gives advice on what you should do to protect your position.
I am doing a series of short videos explaining the updating work I am doing, which can be found at the bottom of this page. The current video can also be watched on the Members Dashboard.
Landlord Law Essentials is a free 12 part e-course which sets out the Renters Rights Act changes in context.

Not a lot changed in the bill during its journey through Parliament, so the information in the earlier training videos are largely correct, apart from the right for landlords to require tenants to pay for insurance as a condition of keeping a pet, which has been withdrawn.
Renters’ Rights Bill Online Conference – this took place on 11 and 12 March 2025. As the bill did not change much during its passage through Parliament, this is still useful training. Conference delegates can watch the recordings here. If you were not a delegate, the recordings can be purchased here.
There was also a Local Authority conference on 8 October. The recordings of this can be purchased here.

Landlord Law Blog posts on the Renters Rights Bill: The posts mainly do a deep dive into specific issues of interest. The link takes you to an index page where you will find all the posts listed.
The Independent Landlord Blog Renters Rights Hub: This is a very useful blog – Suzanne Smith is a solicitor and landlord and has set out extensive guidance on the bill. It is very useful as a reference.
