Timeline

The Government have published details of when the various parts of the legislation will come into force:

  • Local Authority investigatory powers came into force on 27 December 2025.  These are explained in the Dealing with Local Authority Evictions Kit here.
  • The main part of the legislation will come into force on 1 May 2026.
  • The Landlord Database and the Landlord Redress Scheme will come into force later in 2026
  • The new December Homes standard and Awaabs law will come into force between 2035-37 after consultations.

I am now going through the Landlord Law content and updating it.  All our training webinars for the time being will be on the Renters Rights Act changes.

Existing tenancies as at 1 May 2026

All landlords of existing assured and assured shorthold tenancies (i.e., created before 1 May 2026, including new tenancies), must serve the government’s information form on tenants before 31 May 2026.

The form has now been published and can be downloaded from here.

It is important that you are able to prove that the form has been served on your tenants or you can be fined up to £7,000 by your local authority.  For existing tenancies we suggest you serve it personally on your tenants (e.g., during an inspection visit) and get them to sign and date a copy of the form.

Note – this form must be served for all tenancies signed before 1 May 2026, even if you are using a RRA compliant APT.

Letting agents – if you are managing the property, you need to serve the form even if it has already been served by your landlord.

There is a page of basic Landlord FAQ about the Act, which is available to non-members.  Please let me know any additional questions you would like to see go here via the Green Button messenger

The English Checklists have been updated to warn of pending changes, as has The Audit Kit.  Members should always refer to the checklists first when dealing with their rented properties.  We now have a new Pre Renters Rights Act Checklist.

The Renters’ Rights Act page has links to all the new and updated content which I have done in preparation for the Renters’ Rights Act commencement, so you can find it all on the same page.

Note that much of the content linked from this page will not apply until the Act has come into force.  This is also set out in the red message at the top of these content pages.

The old pages (eg FAQ, which have been duplicated) will have (Pre Renters’ Rights Act commencement) in the title and a link to the new version once this is written.  The old pages will be deleted on the commencement of the Act. 

I have mostly finished updating the FAQ and articles, and will now be looking at the other content and documents.

I have done new pre Renters Rights Act tenancy agreements, which should be used before the commencement of the act.  A tenancy agreement compliant with the Act will be available before 1 May.

I have done a new kit on Dealing with Local Authority Enforcement Kit which looks at the new Local Authority enforcement powers and gives advice on what you should do to protect your position.
