The Renters Rights Act Information Centre

This page has information about the progress of the Renters’ Rights Act 2025 and the work we are doing to update Landlord Law. (Last updated 20/05/2026).

Our other Renters’ Rights Act information pages are linked from the menu here.  Or (if you are viewing via Desktop) on your right.

Timeline

The Government have published details of when the various parts of the legislation will come into force:

  • Local Authority investigatory powers came into force on 27 December 2025.  These are explained in the Dealing with Local Authority Evictions Kit here.
  • The main part of the legislation came into force on 1 May 2026.  Landlord Law has now been updated accordingly.
  • The Landlord Database and the Landlord Redress Scheme will come into force later in 2026
  • The new December Homes standard and Awaabs law will come into force between 2035-37 after consultations.

Members will find several recordings of training on the new legislation linked from here, in particular my 3 hour Masterclass from April 2026.  Access to the Masterclass recordings is now available for sale.

Existing tenancies as at 1 May 2026

All landlords of existing assured and assured shorthold tenancies (i.e., created before 1 May 2026, including new tenancies), should have served the government’s information form on tenants before 31 May 2026.  However, if landlords have served a valid section 21 or section 8 notice on tenants before 1 May, they get additional time.

The Information Sheet can be downloaded from here.

See our FAQ for more information.

Note – this form must be served for all tenancies signed before 1 May 2026, even if you are using a RRA compliant APT.

Letting agents – if you are managing the property, you need to serve the form even if it has already been served by your landlord.

Landlord Law Content

The vast majority of the Landlord Law content has now been updated.  Some items may have been missed in error – if you spot any please let me know!

How members can update themselves:

The basic Landlord FAQ about the Act, also available to non-members.  Please let me know any additional questions you would like to see go here via the Green Button messenger

The English Checklists and The Audit Kit.  Members should always refer to the checklists first when dealing with their rented properties.  We also  have a new Renters Rights Act Checklist.

The Renters’ Rights Act page has links to all the main new and updated content so you can find it all on the same page.

Members can now use our Renters Right Act compliant APT agreements.  We have standard versions for a sole/joint and several tenancy and for a let of room in a shared house.  There are also student versions of these.

There is a new kit on Dealing with Local Authority Enforcement Kit which looks at the new Local Authority enforcement powers and gives advice on what you should do to protect your position.
