Legal help, services and support for private residential landlords
This page has information about the progress of the Renters’ Rights Act 2025 and the work we are doing to update Landlord Law. (Last updated 04/05/2026).
Our other Renters’ Rights Act information pages are linked from the menu here. Or (if you are viewing via Desktop) on your right.
The Government have published details of when the various parts of the legislation will come into force:
Members will find several recordings of training on the new legislation linked from here, in particular my 3 hour Masterclass from April 2026.
All landlords of existing assured and assured shorthold tenancies (i.e., created before 1 May 2026, including new tenancies), must serve the government’s information form on tenants before 31 May 2026.
The form has now been published and can be downloaded from here.
It is important that you are able to prove that the form has been served on your tenants or you can be fined up to £7,000 by your local authority. For existing tenancies we suggest you serve it personally on your tenants (e.g., during an inspection visit) and get them to sign and date a copy of the form. If there are joint tenants, it must be served on all of them.
See our FAQ for more information.
Note – this form must be served for all tenancies signed before 1 May 2026, even if you are using a RRA compliant APT.
Letting agents – if you are managing the property, you need to serve the form even if it has already been served by your landlord.
The vast majority of the Landlord Law content has now been updated. Some items may have been missed in error – if you spot any please let me know!
The basic Landlord FAQ about the Act, also available to non-members. Please let me know any additional questions you would like to see go here via the Green Button messenger
The English Checklists and The Audit Kit. Members should always refer to the checklists first when dealing with their rented properties. We also have a new Renters Rights Act Checklist.
The Renters’ Rights Act page has links to all the main new and updated content so you can find it all on the same page.
Members can now use our Renters Right Act compliant APT agreements. We have standard versions for a sole/joint and several tenancy and for a let of room in a shared house. There are also student versions of these.
There is a new kit on Dealing with Local Authority Enforcement Kit which looks at the new Local Authority enforcement powers and gives advice on what you should do to protect your position.
Members who still feel uncertain about the new legislation should watch the 3 hour Masterclass here which goes through all the main changes. If you are not a Business Level member find out about switching your membership type.
Landlord Law Essentials is a free 12 part e-course which sets out the Renters Rights Act changes in context.
