Legal help, services and support for private residential landlords
Landlords are increasingly having to take more precautions against fire, what with new fire safety regulations and new rules about smoke and carbon monoxide alarms.
The new rules on alarms are due to come into force on 1 October 2022 and the government have now issued guidance which you will find here.
Landlords are reminded that an important part of the existing regulations, which will still apply after October, is that the alarms need to be tested on the first day of the tenancy.
The best way to prove that this has been done is to test the alarms in the presence of the tenants and get them to sign a form to confirm that this has been done.
On Landlord Law we have a handy form which you can use. This
We have amended the form slightly to take account of the new regulations.
This is a very useful form for you to use and can form part of your paperwork at the start of the tenancy.
Members will find it here.
