Legal help, services and support for private residential landlords
The Renters Rights Bill, when passed, will bring in massive changes to housing legislation. Which inevitably will render some of our training courses and kits redundant and/or in need of updating.
Here is a list setting out what action we are taking, looking first at the kits:
The Property Audit Kit
This has already been updated and is continuing to be updated as more information becomes available. So, the Audit kit will be useful now to help you prepare for the new rules.
The kit is available free of charge to all Landlord Law members and is also available for sale to non-members.
The Dealing with Changing Tenants KitÂ
The English law side of this will need serious amendment when the new act comes into force, although the Welsh side will remain good law.
This kit will remain online, but once the law changes, the English side will be taken offline temporarily while it is updated.
The Property Inspection Kit
This will not really be changed by the new legislation, save that inspections will become even more important. Â
The kit has recently been updated in anticipation of the new legislation, and I check it periodically to see if further updates are needed.
This kit is now available to all Landlord Law members as part of their membership and is also available for sale.
The Dealing with Damp and the Waste Kits
These will not be affected and will remain online. At present, they are only available to Business Level Landlord Law members.
The Deposit Error Repair Kit
As this refers extensively to section 21, we have withdrawn it from sale, although the kit itself is still available for people who have purchased it. Â
Note that much of the information in the kit can also be found in the Landlord Law Tenancy Deposit Compliance Checker.Â
We hope to get this kit back up again once the new act has come into force, but it will not be a priority.
The Property Access Kit
This is in the process of being updated and so has been withdrawn from sale. It is still online, however, for those who have bought access.
The Helping Tenants in Arrears Kit
This has now been taken down as Julie Ford has created a new kit, which can be purchased here.Â
For Landlord Law members, I have done a new article which should be sufficient to enable you to help your tenants.Â
Landlords with large portfolios and letting agents, though, should consider getting Julie’s kit. Â
The Legal Update 2024 with Justin Bates KC
As this was recorded back in March, before the election and the Renters Rights Bill was published it has been withdrawn from sale – although the recordings are still available for customers.
Ending Tenancies
This has the recordings of my workshop in March 2022 and so will be rendered redundant when the new bill comes in.Â
It has, therefore been withdrawn from sale, although the recordings are still available to anyone who purchased it in the past and still has access.
Rent to Rent Training and tenancy agreement
Rent-to-rent is going to be seriously affected by the Renters Rights Bill.Â
In my view, it will no longer be a sensible solution for property owners, who would be better advised, if they do not want to manage the property themselves, to use a decent letting agent.
The training, therefore, has been withdrawn from sale, although the recordings are still available to purchasers.
The special ‘rent to rent’ tenancy agreement drafted by solicitor David Smith has also been withdrawn from sale.
Tenancy Agreements – the complete course
Although much of this is currently valid, once the regulations setting out how clause 12 of the bill (explained here) is to work have been published, along with the new prescribed clauses, it will need serious amendment. Â
I have therefore now withdrawn this course from sale. I hope to be able to republish it later once I have been able to bring it up to date.
We have a lot of training available to Landlord Law members. Sadly, much of this will either need to be taken down or will need serious amendment when the new legislation has come into force.
I have left most of it online, though for the time being (as it is still valid). Â
