Legal help, services and support for private residential landlords
As all landlords should be aware, it is now illegal to rent out a property which has an EPC rating of F or G.
Unless there is an exception!
Exceptions include
However, the government has now changed the rules on funding to provide that landlords must now contribute up to £3,500 (inclusive of VAT) towards the cost.
So a property will ONLY be exempt if the cost exceeds the available funding AND the landlords £3,500 contribution.
For the exemption to be effective, you also need to register it.
This amendment was not well publicised and most of us only became aware of it at the last minute – it came into force on 1 April.
However, the Landlord Law article here has now been amended.
a property will ONLY be exempt under the energy efficiency rules for rented property if improvement costs exceed any available funding AND the landlords £3,500 contribution. #landlordlaw
