Are you reading this before 1 May 2026?
This is the date when stage 1 of the Renters Rights Act 2025 will come into force.
This will have the following effects:
- All assured fixed term and assured shorthold tenancies will be converted to assured periodic tenancies
- The section 21 no fault eviction procedure will no longer exist, save for a limited period, for notices served before commencement on 1 May
If you are reading this before 1 May, then the rules remain the same. However, if you are looking to serve a possession notice to use under the old rules (either a s21 or s8 notice) then you must make sure that the notice is served well before 1 May (bearing in mind the deemed service rules).
You will then be able to base a possession claim on your notice, provided you do this before 31 July 2026.
