Which possession proceedings?

Have you served the required certificates?

These are:

• Energy performance certificates (these should be served on contract holders no later than the date they move in, but can be served late)
• Gas safety certificates
• Electricity certificates

You need to be able to prove that you have done this, if challenged, and will also have to confirm this in the no-fault possession forms.

The Landlord Law new contract receipt form is a good way to prove compliance.  You can read about the English version of the form here. There is now a version available for Wales.
