Damp can be an awful problem in rented properties and can cause tenants sickness as well as damage to their possessions.
In the case of toddler Awaab Ishak it proved fatal as he died in 2020 from respiratory problems caused by the damp and mould in his (social) rented home.As you will no doubt be aware, this causes a huge scandal and is something government is determined to deal with.
As discussed in my previous post, it is virtually certain that new regulations will be passed shortly, forcing landlords to take action when tenants tell them about damp and mould issues.
The best time to deal with any physical issue with property is when it is empty as it is then much easier to investigate problems and carry out works.
We have now published a major upgrade to our Landlord Law service to help landlords deal with this task.
In May and July 2024 EHO Paul FitzGerald delivered two webinars for Landlord Law members on the causes of damp in rented properties and how to local and deal with it.
Paul subsequently developed a checklist for landlords to use to help them check for dampness.
Based on this checklist, we have now developed a Landlord Law Dealing with Damp Kit, which looks at each section of the checklist and (for most of them) provides an explanatory video taken from the recording of Paul’s second training webinar.
This, together with the recording of the first webinar, should be of enormous help for landlords who have to deal with, or who suspect, dampness in their rented properties.
There are also a couple of leaflets you can give your tenants explaining their obligations to them.
